Many of you are likely aware that, in response to a recent highly-publicized legal settlement, the National Association of Realtors (NAR) has agreed to make changes to the ways in which homes and properties across the country are listed, bought, and sold. These changes were fully implemented, both locally and nationally, on August 17, 2024. Over the past several months, your neighborhood realtors at Kayenta Homes & Properties (Jeff, Steve, and Naomi) have been staying abreast of and constantly learning about these changes, participating in various online training courses, and familiarizing ourselves with the provisions of new and modified real estate forms released at the national, state and local levels.
As residents of Kayenta perhaps thinking of selling your home or lot, what are the key points for you to know about these changes impacting the real estate industry? We’ve summarized the key points below:
In next month’s Kayenta Connection, we will share with you what impact these new rules will have on buyers going forward.
Kayenta Homes & Properties is here to help you navigate the process of selling your home and, of course, we’re ethically obligated to work in your best interest. Compensation for our services remains fully negotiable and we’re committed to clear and transparent discussions with you about our compensation. The important thing to remember is that you have a full range of choices when selling your home, and we’ll partner with you to make the best possible decision for your needs. Whether you’re ready to list your home for sale or just looking for more understanding regarding these recent changes to the real estate industry, please feel free to reach out to us at 435-628-7234 or contact us at jeff.kayenta@gmail.com.

Growing up in Switzerland, Brigitte Deus began skiing by the time she was two, later racing on national youth teams. It was a skill that would come in handy years later when, having studied law and economics at the University of Zurich, she wanted to pursue an MBA in the U.S. From a poor family, costs at her dream school of Harvard were out of reach, but Brigitte worked for four years to pay for a traditional one-year degree by cleaning houses, folding clothes at Express Limited and, yes, teaching skiing in Aspen, Colorado, to pay for her degree in economics from Tufts University.
Known to her friends in Kayenta as someone who always says yes to something new, Brigitte’s full-on engagement with life came into play even earlier when she took on an exchange student internship after she finished her high school studies in Switzerland though AIESEC (formerly known as the Association Internationale des Étudiants en Sciences Économiques et Commerciales). Although she finished her studies at the age of 17, she could not enter the university in Zurich until she was 19. Hoping for an internship in San Francisco, she found herself in Goshen, Indiana, with a host family who took her around the U.S. and introduced to the value of dog companionship, an interest which bloomed years later in her work as a dog and cat behavioral therapist.
Pet owners, she says, are the primary cause of pet problems because they “don’t follow through with the consistency needed” to truly train an animal. In addition, she adds, “people don’t learn enough before they get a dog” and typically do not do enough to socialize an animal to new environments and circumstances, thus they are often surprised by what seems to be unexpected behavior, when, in truth, the animal is just reacting to something it hasn’t experienced before.
Her professional career began as a private banker with Credit Suisse, then, in 2005, she opened her own company, MD Consulting Group A Multi-Family Office, where she manages everything from business transactions to investment and medical issues for 10 private clients. “It’s a very intimate business,” she says, with enthusiasm. “I love it, I’m needed, I can offer them things money can’t buy, and they are so grateful.” Because she doesn’t have a green card—and would either need to leave the U.S. or stay here for the duration of an application process that could take up to 10 years—Brigitte simply travels back and forth between Switzerland and Utah, staying no longer than 90 days at a time.
Nevertheless, Brigitte insists her life is not complicated, but rather animated by her love of Kayenta. She discovered the area in 2017 through a visit to a friend in St. George. The moment she entered Kayenta, where she was told that “hippies lived in mud houses,” she felt “this is it, the beauty, how it feels, this is I need.” She built her house here (at the same time she built another home in Zurich) and moved in in 2020. With no plans to retire, Brigitte “loves the community and the people” and plans to continue pursuing her passions for skiing and off-roading, accompanied, as always by Fritz, her seven-month-old American Hairless Terrier, who is still in training.
Editors note. If you know someone that you think should be featured in our monthly Kayenta Connection under our NEW “Resident Spotlight” section please email the Kayenta Connection at kayentaconnection@rdicreative.com. Our intent is to focus on the incredible people living in our community– be they seasoned residents or new recruits.

From chicken tikka masala to saag aloo to samosa, Indian food has become a take-out dinner staple. But before you reach for the phone to place your order, give this streamlined, week-night-friendly recipe a try. It’s for a meatball inspired twist on the classic, Murgh Makhani (Indian-style butter chicken) that is every bit as satisfying as your favorite take-out version.
The recipe draws inspiration from the best of two worlds; spicy, warm masala spiked sauce and tender easy-to-make meatballs. Traditionally butter chicken is an Indian-style curry dish made with yogurt-marinated chicken pieces cooked in a tandoor oven. Once cooked, the chicken is long-simmered in an intoxicatingly fragrant and rich tomato/butter sauce. The result is a delicious concoction of impossibly tender chunks of chicken and a lush, velvety sauce with a taste that lingers on your tongue making every bite better than the one before it. Unfortunately making it requires a couple of hours in the kitchen and equipment most home cooks don’t have. By swapping the time consuming tandoor cooked chicken with meatballs, the long and complicated cooking process transforms to a one (pan) and done kind of affair. Serve over steamed basmati rice with store bought naan and you’ve got yourself a homemade takeout classic.
Chef’s tip – If you prefer to make this dish vegetarian, sub one small head cauliflower (about 2#) cut into florets for the meatballs.
If you have not joined the Virtual Dinner Party but would like to dine with us, please prepare this recipe – or any other – and share it with your family, friends and neighbors. It is our group’s firm belief that by preparing something good to eat and sharing it with those we love, we are participating in one of life’s greatest joys. The connection, community and good will that come from it fills us with joy, hope and gratitude. I hope you all enjoy it as much as I do.
Thanks for coming to the party and Cook On! – Victoria

BUTTER CHICKEN MEATBALLS
INGREDIENTS:
2 slices white sandwich bread, torn into 1-inch pieces
1 egg
Salt and pepper
1 C chopped fresh cilantro, divided
1 T grated fresh ginger, divided
3 cloves garlic, minced, divided
1 ½ pounds ground chicken
3 T unsalted butter
1 T olive oil
1 T garam masala (available at most grocery stores or make your own. *See recipe below)
1 T ground cumin
2 t curry powder
¼ t cayenne pepper (or to taste)

Remove from heat and add tomato puree, honey and ¼ C water. Simmer sauce until reduced and thickened. Stir in heavy cream and bring to a simmer. Return meatballs to the skillet and simmer until meatballs are cooked through and register 160 degrees on an instant read thermometer.

Ivins No-Kill Animal Supporters (INKAS) is a 501(c)3 organization and a Registered Utah Charity. It was founded in 2010 with the mission of providing support to Ivins Animal Shelter and Adoption Center, now the Santa Clara-Ivins Animal Shelter. In 2006 our shelter became the first no-kill municipal shelter in the state of Utah. Maintaining a no-kill shelter, as opposed to one that euthanizes animals after a set period of time, is more costly because the animal’s needs must be met at the shelter until they are reclaimed by their owners, adopted, or transferred to an animal rescue organization. Through a memorandum of understanding with Ivins City, INKAS provides support through veterinary care, specialty foods, and other needed supplies. Funds are raised through the sale of merchandise at various local events and through the donations of many generous animal lovers. You can help by designating INKAS as your charity on Amazon Smile or by donating on our website.

A phenomenal new resource is now available to guide you in creating your Kayenta landscaping, available on the Kayenta HOA website.
The Kayenta ACC Landscaping Committee has just released a new guide to plants currently suggested for use, listing plant characteristics such as typical height and width, growth rate and—perhaps most useful—whether the species is available at local nurseries.
There are links attached to each of the plant IDs and names which lead to images of the plants and in-depth information available online.
In addition, the guide specifies in what areas plants can be used, such as the natural area, the transitional area or in a courtyard. A “Notes” section includes other advice and things to know about a given plant.
This user-friendly Guide to Kayenta Plants is located in the ACC’s Landscaping Documents.
The Kayenta ACC meetings are held the third Tuesday of each month, 2:00 pm in the Kayenta Community Room. A hard copy of the agenda is posted in the Kayenta Homes & Properties office the Thursday before the meeting.

The Kayenta Concept
The Kayenta Concept is a philosophy that has steered the development of our exceptional community since its inception. The standards that underlie that concept are enforced by the Architectural Control Committee (ACC), which serves both the Shonto Point and Taviawk HOAs. The pre-amble to the 2021 ACC Handbook lays out the basics of the architectural rules that have been followed to create the homes and land-scape we live in.
When your home was designed the Kayenta Concept was front and center. The ACC reviewed your design to evaluate whether it followed the rules, and the ACC monitored construction of your home through landscaping and occupation, again, reviewing adherence to design and construction standards. When you received your occupancy permit and construction deposit refund from the ACC, on-going compliance with the Kayenta Con-cept became the responsibility of your HOA Board of Directors. Your Board has the authority to perpetuate the Kayenta Concept into the future and gladly accepts that role.
The Kayenta Concept is worth reviewing to remind us that what we have here has only happened because of the rules Kayenta developer Terry Marten set up to own, build and live in Kayenta. His vision and the governing documents he developed to achieve and maintain that vision established the Kayenta HOAs and gave them the responsibility and authority to enforce the CC&Rs that underlie the beauty and value we all enjoy
